Short Sale Negotiation

Negotiation of Short Sales needs to be done by a licensed mortgage professional or an attorney.  The mortgage professional actually holds a state and national license;  obtatining that license is not easy, nor inexpensive.  Our attotney friends cannot work for free.  Neither of us (Sidney & Kim Galloway) are attorneys, nor are either of us licensed mortgage professionals.  Prior to the passing of the current legislation we directly negotiated short sales. Today, we work hand in hand with one of three negotiators.  The negotiator on our team works with us, the home Seller, and our title company.  That negotiator cannot be expected to work for free, but in many short sales we can get the actual cost of the modification/negotiation included in the closing costs.  Closing a short sales takes a lot more time and effort than closing a traditional, regular real estate home sale. The process can take months involving a great deal of going back and forth between "the bank" and the home owner.  We work side by side with the home owner.  We do not hand off the work to an assistant or a transaction coordinator or to the title company. Our title company does their work and our negotiator does their work all the while being in regular communication with us.

Short Sales are not transactions to be handled by the typical, very fine I might add, Realtor.  Why?  For starters your typical Realtor does not have the experience and the credentials to handle a short sale listing.  As we enter our fourth year closing short sales we have earned the following designations or certifications:

Certified Distressed Property Expert.  Short Sale Professional.  REO Specialist.  Short Sale & Foreclosure Resource Certification.  Short Sale Specialist.

We have also several hundred hours obtaining additional education about handling short sales.  Our local board, the Orlando Regional Realtors Association is committed to providing the finest possible training and education;  and we've been for many classes and seminars during the past several years.
