The Value of a Buyer's Representative

What is a Buyer's Representative and why is it important to have one working for you while buying a home?
A buyer's representative works with the person who is purchasing the property in a real estate transaction. Therefore, the buyer's representative has the buyer's best interests in mind.

Traditional Real Estate agents work for the seller - not the buyer. In a situation where a person is making the single most expensive investment of their life, having someone with their best interests at heart could make the difference between a pleasant experience and a complex and challenging one (not to mention the potential savings!).  In today's market there are many homes for sale where the listing Realtor represents the best interest of the bank;  so if you are considering buying a REO property or a HUD property or a Fannie Mae property or a Freddie Mac property or any similar property, then you definitely need a Buyer's agent like Sidney or Kim Galloway.

In Florida, the buyer's representative is paid by splitting the commission between the buyer's and the seller's agents. This commission is based on the selling price of the real estate property and is paid by the seller.

  • Provide buyer with a list of qualified vendors who provide services which the buyer may need during this transaction. e.g. movers, attorneys, carpenters.
  • Assist Buyer in all stages of the process with identifying, negotiating, contracting, leasing, or otherwise acquiring property and in monitoring closing and time deadlines.
